How do I submit an application to the Architectural Review Committee?

What is the typical turn around time from an application being submitted to a response?
The Architectural Review Committee will respond within 30 days.
 

Procedures: Prior to the commencement of any modifications, homeowners are responsible to submit the below Change Request Form to the Architectural Review Committee. Please Submit only one form per project you are working on.

IMPORTANT:  Please provide as much detail as possible so that the Committee Members can understand your request fully and provide a prompt response. The Architectural Review Committee has not and does not express any opinion regarding the strength, engineering design or safety of said construction project. If a building permit is required, it must be obtained from your city of residence and submitted to the Architectural Review Committee along with the request for construction of your project. It is the homeowner's responsibility to see that the project is in compliance with all building codes, zoning ordinances and other laws and regulations.

Please Read: The following information must be included with the request form.  

  • Type of material used. (manufacturer, color, model, etc)
  • Actual drawing of modification with specifications/dimensions as it pertains to the property lot.  (ie distance from property line, distance from home, etc)
  • Any supporting documentations including: description, pictures, drawings and diagrams to support the request.          

By submitting the Change Request Form you agree and understand the following:  

Workmanship:  The quality of work should be equal to or better than originally used in the neighborhood.  

Applicability to Homeowner:  The provisions of the Declaration of Restrictions section shall be applicable to the homeowner only with respect to lots that are improved with buildings that are or have been occupied.

CONSTRUCTION TIMELINE: Homeowners will be required to submit a construction timeline, list of any onsite construction materials and/or equipment, and completion date to the Architectural Control Committee (ACC). The provided timeline, completion date, onsite materials/equipment, and approved modification must be adhered to by the homeowner. Should the construction be delayed due to unforeseen circumstances, the homeowner must submit a new Architectural Change Request Form with all updated information.

CITY / STATE / COUNTY: Under no circumstance does approval by the Homeowner’s Association indicate full authorization. In addition, it may be necessary to obtain building permits and structural approval as required by the City and/or County. All improvements are subject to local building regulation and restrictions of record. If the homeowner proceeds without all necessary approvals, Residents may be subject to legal proceedings as well as having to remove all unauthorized improvements.

See below for application guidelines for typical Architectural/Design & Landscape Improvement and/or Alterations. Complying with the below information does not guarantee approval, but will limit review comments and review cycles saving both you and the board time.

Basketball Hoops - Should be a permanent basketball goal type secured to the ground with a concrete footing/ foundation, black pole and clear backboard.Please submit an ARC application.

Inground Pools - Swimming pools and similar private recreational structures shall be located in the rear yard and shall not be located within any platted building setback, and shall be a minimum of thirty (30) feet from the rear yard lot line and a minimum of ten (10) feet from all other plot lines. Outdoor lighting fixtures shall be set back from plot lines a distance equal to the height of the light fixture pole and shall provide directional shielding to prevent any direct illumination of adjoining properties. Please submit an ARC application.

Patio Extensions - Generally approved if the improvement area does not fall within 15' of the property line and does not alter the storm water runoff/ drainage of the property at the property line. Please submit an ARC application.

Patio extension suggestions:
 

  • Please pay attention to drainage around the patio extension. Water should be directed to sheet drain around the patio from the backyard currently sloping to the house.
  • If the patio extension will be adjacent or touching the home's foundation wall, place a 1/2” expansion board between the concrete patio pour and the home foundation. The expansion board will help alleviate any stress on the foundation wall. 


Exterior play sets/ Trampolines - Playhouses and trampolines are allowed provided they are located in the rear yards, and are not located closer than five (5) feet of any side yard or rear plot line, or within any platted building setback line. These structures shall be located at least fifteen (15) feet from the principal building. Please submit an ARC application.

Exterior built-in grills, ovens or stoves - Professionally built and installed of durable and natural materials. Please submit an ARC application.

Fences - 4' Tall Black Aluminum or Black Wrought Iron will be the only approved fencing material. Please submit an ARC application.

Flag poles - Please submit an ARC application.

Solar panels - The board is currently working on design guidelines for approval for solar panels. No approvals will be granted at this time.

Satellite dishes - Located on the back or side of house not visible from the front yard or street. Please submit an ARC application.

Decorative/ retaining walls - Professionally built and installed of durable and natural materials. Any retaining wall over 3' in height must be designed by a professional engineer licensed in the state of Kansas. Please submit an ARC application.
