PROPERTY CHANGES / IMPROVEMENTS

What improvements require approval of the Architectural Review Committee?
Please review the Covenants, Conditions and Restrictions document for items requiring approval. These documents can be found here.

Typical structures requiring review include but are not limited to; patio extensions, exterior play sets, exterior permanent basketball goals, exterior built-in grills, ovens or stoves, fences, flag poles, solar panels, satellite dishes and decorative/ retaining walls.

Above ground swimming pools are strictly prohibited. 

How do I submit an application to the Architectural Review Committee?

FIRST SERVICE RESIDENTIAL (FSR)

What do they do?

Why does the board think they are important?

The residents receive legal counsil representation, accountants handling all invoicing, AR/AP, tax filing submissions, administrative staff supporting compliance efforts for city, county, state, and federal inspection and regulation, contract/ bid review services, and insurance representation/ review and management, not to mention the layer of liability separation and independent third-party separation/ management of our finances. Operating without these services would expose the residents to unnecessary risk and the board would be operating irresponsibly with negligence.

The boards strong and continuing position and plan moving forward is to retain FSR as our property manager.

GARAGE SALES

POOL

When is the pool open?
Hours are 9am-9pm, daily from Memorial Day weekend (Saturday May 27th) through Labor Day weekend (Monday September 4th). A copy of the pool rules can also be found here.

I lost my pool key, what do I do?
Request a new pool key using this form - link.
The cost for a replacement pool access key is $25.00 to be paid by the homeowner.

Can we extend the length of the pool season?
The cost per day to extend the pool season is on a per day basis. Weekday cost $150/ day and Weekend cost $175/ day. The current annual budget does not support extending the pool season past the allotted closing date of Monday September 4th.

How do I request a new trash / recycling container?
Head to the questions/ comments page and fill out the form as instructed. If you need a second trash can, residents can get an additional trash cart for a monthly charge of $10.00. As a resident, you will need to call Waste Management directly and have an account set up in your name and Waste Management would bill directly for the additional cart rental.

Waste Management does not offer larger 96 gallon size trash carts in this area. A 96 gallon cart is the same size as the recycling container.

SNOW REMOVAL

The city is responsible for plowing our streets. A snowplow map is available, showing the plowing status.

REPLACEMENT MAILBOX

If my mailbox paint is peeling or bubbling, how do I get a new mailbox?
Please contact the original mailbox manufacturer at [email protected]
and they should replace the box under warranty. You will need to provide the following information:

- Pictures of the mailbox (overall as well as the defective areas)
- Model # MBXPWPL1
- Address

To whom it may concern,
I have mailbox model # MBXPWPL1 that is having an issue with the paint peeling.  I wanted to reach out to see what options are available to me with regards to the paint peeling issue.

Unfortunately, I did not purchase the mailbox the developer did back when my home was being built.  I live in a community and this mailbox is a requirement by the HOA and original developers.  The developers purchased all the mailboxes for our entire community while the homes were being built and we paid for the mailbox when we closed on our home.  I could give you the name of our community and you should be able to see the information, address that way.  I unfortunately do not have a method to contact the developer directly at this point receive proof of purchase.

I am the original owner of the home and the mailbox.  Our developers are Don Julian and Mike Gipple and the name of my community is Riverview.  The development name and address are as follows (who likely this was purchased under):

One of the pictures featured in this link does show the street that I live on with the mailboxes installed as a reference point.  Our community has ~145+ homes and the final homes are being built now and each of these homes does have the mailbox with the address plaque installed on each side

Does the new mailbox retain the same warranty as the original?

Yes, the replacement mailbox has the same warranty terms.
There will be a warranty card included – please fill it out & return it to the manufacturer.

Do I need to return the original mailbox?

According to the manufacturer, you do not need to return the original mailbox. You can discard or recycle the original mailbox.


Does the manufacturer provide touch up paint?
The manufacturers paint is specially formulated powder coat made specifically for our company and is proprietary information.

For touch up or repainting, the manufacturer recommends using an outdoor Krylon or Rustoleum paint in a like color.

Purchasing a new mailbox:
If your mailbox is out of warranty, gets hit by a car or is damaged by a lawn service provider and you need to purchase directly, Lock & Pulls in Overland Park stated if a resident orders through them, they can grant 25% off the mailbox. Typically takes 3 – 5 weeks to arrive.
